We are seeking a Scheduling Manager to join our Project Controls team in South Boston, MA.

Essential Job Duties

  • Direct oversight of 3 to 5 Construction Schedulers.
  • Manage team by assigning tasks, managing workload, coordinating with client and stakeholders, and providing Quality Assurance/Quality Control of project deliverables.
  • Attend internal and external project-related meetings as required.
  • Responsible for review and management of assigned projects, including budget and performance to plan for all active assigned projects.
  • Provide leadership, ensure timely and collaborative communication with clients, and assist clients with maintaining and managing project and program level schedules.
  • Ensure adherence to contracted scope of work, that work is being processed in the most efficient manner, and resolve areas of client concern.
  • Participate in and lead project planning and scheduling review meetings and assist with communication and coordination of schedule input to project stakeholders.
  • When necessary, carries out all the duties of the Construction Schedulers, including hands-on development of scheduling deliverables, and other duties typically assigned to the Scheduling Staff such as:
      • Developing full CPM schedule logic for construction projects including milestones, procurement, construction and closeout activities.
      • Development and maintenance of scheduling work breakdown structure (WBS) to ensure project coding is effectively used for all project controls applications.
      • Participating in and leading project planning and scheduling review meetings, and assisting with communication and coordination of schedule input to project stakeholders.
      • Leading or assisting in the development of program/project resource and cost loaded schedules for design, procurement, start-up, construction, and close-out.
      • Responsible for assembling data for schedule development and updating.
      • Developing and maintaining templates and layouts for project development and reporting.
      • Producing scheduling analysis and management reports and assisting with tracking corrective actions.
      • Developing municipal and state agency requirements for contractor time determination schedules.
      • Developing contractor baseline schedule and achieve acceptance from agency reviewers.
      • Reviewing and approving contractor baselines and schedule updates.
      • Reviewing and developing updated and progressed schedules for monthly submissions conforming to contractor payment requisitions, and preparing reports for project stakeholders.
      • Measuring progress and reviewing invoices of contractors to confirm schedule conformance.
      • Conducting or assisting with performance measurement and associated schedule trends.
      • Updating schedules for change orders and time impact determinations.
      • Analyzing contractor schedules, schedule variances and construction data to identify key project issues and recommend corrective action.
      • Analyzing contractor critical path updates, schedule progress, and evaluating schedule options.
      • Assisting with coordination, reconciliation, and integration of functional schedules to maintain the project/program control schedule.

Qualifications

  • BA/BS degree in Civil Engineering preferred; Management or Business Administration in related field accepted as well.
  • 5-7 years of experience in construction project scheduling on capital projects, or equivalent work experience.
  • Experience with public transportation agencies such as MassDOT, MBTA, RIDOT or similar client types.
  • Prior experience in road, bridge, aviation, and/or rail projects, along with municipal or commercial building projects is preferred.
  • Demonstrated verbal and written communication skills.
  • Ability to work in concert with contractors, consultants, and clients; and to maintain client satisfaction as a top priority.

Required Skills

  • Hands-on scheduling experience and working knowledge of Oracle Primavera P6 and MSProject.
  • In-depth knowledge of Excel as a tool for calculations and formatting of technical reports.
  • Working knowledge of project management and office automation software such as e-Builder, Microsoft Office (Excel, Word, PowerPoint, Access, Project).
  • Working knowledge of field construction assemblies, sequencing, and duration of work.
  • Ability to develop construction schedules, incorporate changes to schedule baselines and updates.
  • Familiar with construction contracting and the scheduling implications of contract terms.
  • Ability to resource load schedule and perform remedial schedule risk analysis.

Project MANAGER

The Project Manager is responsible for overseeing the successful planning and delivery of construction projects for a capital projects program, working from a project office in Boston.

Essential Job Duties

  • Oversee all phases of construction activities on multiple projects to ensure the work is completed on time, within budget, and in conformance with the project specifications.
  • Ensure proper oversight and timely reporting of costs, schedule, quality, and contract administration.
  • Plan, develop, and manage project procurement, budgets, and schedules.
  • Observe, inspect and document the contractors’ work to assure adherence to the contract plans and specifications.
  • Perform review and analysis of subcontractor contracts, purchase orders and change orders.
  • Evaluate and resolve field-initiated questions with subcontractors including administering the Requests for Information (RFI) process to closure.
  • Coordinate activities and communications among the designers and contractors.
  • Perform site visits as required, and prepare field reports.
  • Attend and lead project meetings, construction meetings, and internal team meetings.
  • Manage and validate Time & Material slips.
  • Retrieve and validate subcontractor requisitions.
  • Develop design, procurement and construction schedules.
  • Assist with updating and maintaining the project schedule including soliciting schedule updates from all trade contractors, and support to maintain the master project schedule.
  • Assist in the preparation of contract close out documents including punch lists, as-builts, warranty documents, and close out manuals.
  • Conduct a pre-construction conference, initiate on-site project meetings as needed, attend all meetings called by the client, and attend job meetings with the Contractor.
  • Review RFIs, field orders, ASIs, PCOs, and change orders.
  • Ensure that project teams adhere to OSHA and EH&S standards and policies.

Qualifications

  • Bachelor of Science in Construction Management or Civil Engineering.
  • 5 years of experience as a Project Manager in the construction building sector.

We are seeking to hire an Assistant Project Manager (APM) for a capital projects program, working from a project office in Boston. The APM will provide support to the Project Manager in managing, coordinating, and administering construction projects.

Essential Job Duties

  • Support Project Managers in supervising multiple projects during all phases of construction.
  • Monitor, log, file, and circulate RFIs, field orders, ASIs, PCOs, and change orders.
  • Manage relationships and coordinate with designers, general contractors, architects, and owner on a variety of project-related tasks.
  • Prepare Bid, Contract, and Construction documents in accordance with designers and Project Managers.
  • Manage, update, and monitor project budgets and schedules.

Qualifications

Project Coordinator

We are seeking to hire a Project Coordinator to support a capital projects program, working from a project office in Boston. The Project Coordinator will provide support to the capital projects team and will implement consistent processes between projects within the program.

Essential Job Duties

  • Provide support to members of the capital projects team on multiple projects during all phases of construction.
  • Coordinate the scheduling of meetings as needed, including setting up and breaking down of conference rooms.
  • Monitor, review, download from Project Website and file RFIs, field orders, logs and submittal process on projects.
  • Assist with project administration deliverables (i.e., meeting minutes, budget tracking, schedule updates, monthly invoices, closeout, MBE/DBE compliance, etc.)
  • Manage relationships and interface with vendors, designers, general contractors, architects and client staff on a variety of construction project related tasks.
  • Maintain record set of documents to include drawings and CAD files.
  • Assist Project Managers in the preparation and administration of Bid, Contract and Construction documents.
  • Assist in monitoring the general contractor’s schedule.
  • Coordinate, as needed, change order process.

  • Attend and participate in on-site and off-site construction meetings, taking notes to check against Meeting Minutes as prepared by the general contractor and/or design team.
